The problem
Good lots get lost in the inbox.
Deal emails arrive all day from wholesalers, InvestorLift blasts and brokers. Each one claims an after-repair value. Checking it by hand takes time, so agents often never hear back. Agents who never hear back stop sending deals.
Bring us the lot and you usually get the listing on what we build. Agents have made $50k to $100k per deal with us.
How it works
From deal email to decision, in three steps.
-
01
Forward the deal.
Send the InvestorLift blast or broker email to prashant+deals@avivo.homes, or fill in the deal form. The desk reads the text, the flyer or the MLS sheet and fills in one standard deal record. Every fact is tagged “agent sent” or “we found.”
-
02
It checks the comps.
The desk pulls independent closed new-build sales from MLS sold data, within 0.25 to 0.5 mile of the lot, and sets their price per square foot beside the number the wholesaler claimed. Their after-repair value is shown, but never used in the math.
-
03
You get a verdict.
It works out the profit per lot for a 2-house and a 3-house plan. At $600k or more profit per lot and a 20% margin on cost, the deal is flagged Surface for you. If not, a 3-bullet reply with the real numbers and the price that works waits in your Gmail drafts.
Nothing goes out until you click send.
What it does
The due diligence, done before you open it.
-
Reads any deal email
Plain text, PDF flyers, MLS sheets and InvestorLift blasts become one standard deal record.
-
Facts you can trace
Every field shows where it came from: “agent sent” or “we found.” Lot size and zoning are looked up on their own, not copied from the flyer.
-
Independent sold comps
Closed new-build sales from MLS sold data, within 0.25 to 0.5 mile of the lot and over the last 12 months, with the count, median, low and high. Under 3 comps, it says “insufficient comps.” It never passes a deal on thin data.
-
Judged per lot
2 houses or 3, whichever makes more. Profit is measured on the lot, not on the house or on a percentage.
-
Surface or draft
A Surface flag when a lot clears $600k profit and a 20% margin on cost. Otherwise a 3-bullet Gmail reply with the price that works.

The buy box

- $650 to $700+ per sq ftnew-construction comps
- $600k per lotprofit floor, plus a 20% margin on cost
City of Austin lots and teardowns in four ZIPs: 78703, 78704, 78746 and 78757. 78731 is a watch ZIP. These are the screening rules the desk applies. They are not results.
One engine, swappable packs
Built for lots. Ready for the next asset class.
The engine is the same for every deal: email in, standard record, facts checked, value worked out, scored, then a flag or a draft. Only the asset pack changes. A pack holds four things.
Buy box rules.
The gates a deal must pass: where, how big, how strong the comps.
Value method.
How a deal is valued. For lots: sold new-build comps, price per square foot.
Comp sources.
Where the comps come from. For lots: an MLS sold export now, a live feed later.
Scoring threshold.
The line a deal must clear. For lots: $600k profit per lot and a 20% margin on cost.

- Light industrial Coming
- Strip retail Coming
- Multifamily Coming
- Storage Coming
Future packs swap in income and rent comps or rent rolls. The engine stays the same.
You stay in charge
It does the homework. You make the call.
Nothing sends without a click.
Replies are drafts in your Gmail. The desk has no send button.
Pricing is your call.
The desk shows the math and the price that works. You decide.
Missing facts become questions.
If the email leaves something out, the draft asks the agent for it.
No guessing.
A weak address match comes back “not found.” The wholesaler’s after-repair value is shown, never trusted.

FAQ
No. It writes drafts. You read them and click send.
Right now, an MLS sold export from an agent. We use closed new-build sales within 0.25 to 0.5 mile of the lot. A broker-sponsored live MLS feed comes later.
We build 2 or 3 houses on a lot. The lot is what we buy, so the lot is what we judge.
Not yet. New areas and asset classes are new asset packs on the same engine.
